What we take from the city numbers

The city median is down from the July 2025 era near $590,000. Inventory is tighter than that month's 6.9 months, now about 5.1. This is not a return to 2021. If you price for a boom year, you will sit. If you are a buyer in 78731 or 78703, five months of city inventory does not mean the house you actually want is sitting on a discount. It means the wrong houses are sitting.
