Seven steps
01
Consult, and how representation is paid
We start with a consult. You say what you want to buy and what you will not. Buyer-agent compensation is negotiable. The seller may pay it, you may pay it, or you may split it. We agree in writing before the first tour.

Search criteria and financing readiness
We write the criteria: price, area, and the points that end a house. If you need a loan, talk to a lender before we write an offer. If you are paying cash, have proof of funds ready.
03
MLS, plus private and coming soon
Search the live MLS on this site. I also bring private and coming-soon homes when a seller has authorized that. It is not a guaranteed bargain. I will not promise you a volume of off-market houses.
04
Tour with context
We walk the house and talk about condition, layout, taxes, and resale. You should leave with a read on the property, not only a feeling about the kitchen.

Offer strategy
Comps come first. Then the terms that are not the price: option period, earnest money, timing, appraisal, and concessions.
06
Option period, inspection, and negotiation
In Texas, an option fee buys the right to terminate during the option days, for any reason. The days and the fee are negotiated. We inspect in that window and negotiate from the report.
07
Close
Appraisal, title, survey, HOA documents, and the final walk-through. We stay on the file until it funds.
